Duties / Responsibilities

Total Comfort Realty & Property Management will maintain leasing of subject properties as follows:

1. Pre-Inspections
2. Advertising
3. Property Viewings
4. Applicant Inquiries
5. Lease/Rental agreement preparation
6. Maintain verbal & written communication between owners, tenants, and service people regarding issues related to the leasing & contract rules.
7. Rent/Security Deposit Collection
8. Book-keeping
9. Property maintenance, upkeep, alterations and re-conditioning
10. Prepare quarterly owners report
11. Pursue any and all legal action to recover rents, late fees, and/or damages to the property.
12. Allow owners the option of providing, assigning, and monitoring an individual to make repairs.
13. Maintain an escrow account with a minimum of no less than $100 for the purpose of making emergency repairs.
14. Quarterly home inspections.
