"What can you expect at the final walk-through & closing?"

The final "walk-through" is typically scheduled within 24 hours of the closing/settlement. This opportunity is provided to ensure you and the seller agree to the condition of the home you are purchasing.

Should a problem arise during the walk-through, your Sales Associate will contact the seller's representative to let them know there is a deficiency. If the seller accepts responsibility, payment for repairs will be allocated at the closing/settlement. If the seller will not accept responsibility, your Sales Associate will act as a broker to assist in you and the seller in reaching a satisfactory compromise.

When the closing/settlement day arrives, be sure to bring:

1. Certified check for the closing/settlement costs (lender or attorney will advise)
2. Homeowners' insurance policy
3. Your checkbook (miscellaneous costs)

You will sign the mortgage and other related documents. Adjustments will be made for property taxes, the seller will be paid, you will receive a title or deed and the keys to your new home. Be prepared to sign your name repeatdly, and when it's over, it's time to celebrate - you are now ready to move into your new home.
