Property Management Duties & Responsibilities

Total Comfort Realty & Property Management will maintain the leasing of subject properties including:

  1. Pre-inspection
  2. Advertising
  3. Showing property
  4. Reviewing applicants
  5. Preparation of leases or rental agreements, and collection of specified rents, and security deposits.
  6. Maintain verbal & written communication between owners, tenants, and service people regarding issues related to the leasing & contract rules.
  7. Collect all rents and handle the bookkeeping functions for credits or debits to tenants.
  8. Arrange for alterations, maintenance, upkeep, and/or reconditioning of property as specified in the lessee’s lease agreement, and the owners contract agreement.
  9. Prepare quarterly reports to the owners.
  10. Pursue any and all legal action to recover rents, late fees, and/or damages to the property.
  11. Allow owners the option of providing, assigning, and monitoring an individual to make repairs.
  12. Maintain an escrow account with a minimum of no less than $100 for the purpose of making emergency repairs.
  13. Perform quarterly home inspections.
